Overview

What is MicroRealEstate?

MicroRealEstate is an open source self-hostable property management application, designed for landlords and property owners who want to manage properties and rentals from a centralized platform, replacing scattered spreadsheets. Distributed under the MIT license, it deploys in Docker with automatic HTTPS.

Functionally, it allows for the creation of leases from customizable templates, tracking rent payments with non-payment detection, and document generation (letters, due notices, receipts) via a dedicated PDF service, complemented by an email service for sending notices and receipts.

The application relies on two separate interfaces: a landlord portal for daily management and a tenant portal with its own API. It supports multi-user access with role-based control, making it suitable for small agencies as well as individuals managing multiple units. The interface is available in several languages, including French.

On the technical side, MicroRealEstate is built on a microservices architecture in JavaScript/TypeScript: Next.js frontends, Node.js/Express backend, MongoDB database, Redis cache/sessions, and a reverse proxy handling HTTPS. Everything is natively orchestrated in Docker.

You might be wondering…

Are my tenant data confidential?

Yes. Your tenants' contact details, leases, and receipts remain on your instance, on our servers in France. No data is shared with third parties, with native GDPR compliance.

Can I generate leases and receipts automatically?

Yes. MicroRealEstate produces leases, due notices, and receipts from customizable templates, via a dedicated PDF service, and can send them by email to your tenants.

Does the tool collect rents online?

No. MicroRealEstate handles payment tracking and recording as well as issuing receipts, but does not integrate an automated payment gateway (Stripe/PayPal). Payment reconciliation is done manually.

Can multiple people manage the properties?

Yes. The application is multi-user with role-based access control, and offers two distinct interfaces: a landlord portal for your team and a self-service tenant portal.

Can I change plans or export my data?

Yes. You can upgrade or downgrade at any time, and your data remains exportable (database backup) — no proprietary lock-in.
